Spi24 offers the following Property Inspection Services:
Initial Property Inspection
An exterior & interior inspection to verify condition per client instruction and/or Investor/Insurer guidelines, with full property description.
Property Inspection
An exterior visual inspection to verify occupancy per Client instruction and/or Investor/Insurer guidelines, with no interior access and a property description. The inspection can be performed at the frequency requested by the Client.
Bankruptcy Property Inspection
An exterior visual inspection to verify occupancy per Client instruction and/or Investor/Insurer guidelines, with a property description, no interior access, and no contact made with the mortgagor, property occupant, or third parties.
Monthly Interior Inspection
Spi24 provides the option of ordering interior monthly inspections on vacant and lock box-secured properties to allow compliance with the accepted interpretation of the Investor/Insurer guidelines for interior inspections. We will provide information based on a visual walk-through inspection only but will not include any comprehensive testing or certification of the property condition.
Field Inspection to Verify Occupancy
Spi24 will perform a contact inspection for occupancy with two attempts to verify the names of the property occupants with no interior access. We will review the name on the utility account, check with neighbors, and check local phone books for listings if contact is not made with the occupant.
Insurance Loss Inspection
Spi24 will perform an inspection for a residential property subject to hazard or casualty insurance claims or where repairs and/or rehabilitation work is being performed. The contractor will determine (1) the extent of damage to the property (2) the nature, extent and quality of repairs made to the property and to interview the occupant to determine if the repairs are done to their satisfaction. The inspection of all restoration work will be according to the scope of work to determine what percentage of work is completed.
Securing
Lock Change
Spi24 can change locks utilizing one master key or as required by applicable regulations.
Lock Box Installation
Spi24 can install a lock box on the property using a designated code to allow access by a third party.
Padlock or Slide Bolt Installation
Spi24 can install a hasp, padlock, slide bolt, or other similar lock to secure the property.
Boarding
Spi24 can board up or screen vacant properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
Securing of Swimming Pool
Spi24 can secure and winterize swimming pools in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
Debris Removal
Debris Removal
Spi24 can remove all exterior and/or interior debris in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
Automobile Removal
Spi24 can remove abandoned vehicles from vacant properties in accordance with Client instructions.
Winterization
Spi24 can winterize vacant properties in accordance with Client instructions and/or Investor/Insurer guidelines.

Winterization Re-Check
Spi24 can inspect a winterization previously performed at a property in an attempt to determine if it is still effective. If Spi24 finds that the winterization is not in effect, we can winterize the property.
